Tile is the roof most people picture when they picture South Florida: barrel, S-curve, flat profile and clay, in colours from terracotta to limestone. A tile field can last decades, but the tile is not the part that usually fails first.
Underlayment does. In our climate, the waterproofing layer under the tile is what keeps your ceiling dry, and it has a much shorter life than the tile above it. That single fact should shape how you think about a tile roof.
Re-roof versus full replacement
When the tile field is sound and only the underlayment has reached the end of its life, a tile re-roof can remove the tile, replace the underlayment and flashing, and reinstall the original tile. When tile is cracked, brittle or discontinued, a full replacement is usually the better long-term decision. We assess both honestly.
Weight and structural considerations
Tile is heavy. A structural review may be required before adding tile to a home that previously carried shingle, and fastening must follow the wind zone requirements for your address. This is where a permit and inspection history protects you years later.
Colour, profile and HOA rules
Barrel, S-curve, flat and low-profile tile each read differently on a facade, and many planned communities specify approved profiles and colour palettes. We help you shortlist compliant options before you fall in love with a colour you cannot install.
Service areas
We provide tile roofing across Palm Beach and Broward counties, including Boca Raton, Delray Beach, Boynton Beach, Coral Springs, Parkland, Deerfield Beach.

Tile Roofing questions
Underlayment life varies by product and exposure, and it is typically far shorter than the tile above it. Many South Florida tile roofs reach the point where underlayment needs replacement well before the tile itself does.
Often, yes, but discontinued profiles and lots make exact matches difficult. If a match is not available we will show you the closest options and explain how a repair will read on the finished roof.
Tile is highly desirable in this market and a documented, permitted tile roof is an asset in a listing. We cannot promise a specific return, and we will not pretend otherwise.
